Murcia named most profitable province to invest in buy-to-let housing in Spain

Murcia is quickly becoming one of the most attractive destinations for real estate investment in Spain. With a yield ranging between 7% and 10%, the province is positioned as one of the most profitable areas for those seeking investment in rental properties.

One of the factors that has driven this growth is its transformation into a university province. This has generated a strong demand for renting rooms near the campuses for students.

Leonardo Pérez, Head of Expansion at Redpiso in Murcia, said, “More and more students are looking for accommodation, which has increased in price. Currently, a room in Murcia can be rented for between 300 and 400 euros per month.”

As for the investment opportunities of rental properties, Perez highlights clear examples of how investors can obtain significant returns. “There are three-bedroom apartments that can be bought for around 80,000 euros and rented for 900 euros per month, allowing a return of close to 10%. Even in higher-value properties, around 120,000 euros, investors can achieve a return of 8%, renting each room for between 300 and 350 euros.”
