Parking woes worsen as Murcia garage prices climb
Garages in the Region are now 7% more expensive than last year, with averages close to 10,000 euros despite still being among the cheapest in Spain
Parking has long been a headache in the Region of Murcia and, with on-street and public car parks getting pricier, many drivers are starting to eye up private garages as the “least bad” option. In Murcia city itself, public parking is now almost as expensive as in Madrid, which is pushing more people to think seriously about buying a space of their own.The problem is that garages are no longer the bargain they once were. According to the latest Fotocasa Real Estate Index, the average price of a parking space for sale in the Region of Murcia rose by 7% in 2025, reaching 9,792 euros. Just a year earlier, in December 2024, that average was 9,150 euros, meaning buyers are now paying around 642 euros more for the same type of space.
Even so, Murcia still sits at the lower end of the national price table. Only Castilla-La Mancha, with an average of 9,876 euros, comes close to the Region’s 9,792 euros, while several other communities are well above 15,000 euros per space. In the Basque Country, for example, the average garage price is 20,635 euros, while in the Balearic Islands it stands at 19,712 euros, followed by Cantabria, Galicia, Andalusia, the Canary Islands and Castilla y León, all above 15,000 euros.
Fotocasa’s study shows that 13 regions saw garage prices rise in 2025, with the Canary Islands leading the way with a 20.4% increase. Murcia’s 7% rise puts it in the middle of the pack, ahead of Andalusia at 3.3%, but below La Rioja on 10.5% and Castilla y León on 6.7%. Only four regions recorded falls in the past year: Aragón, Asturias, the Basque Country and Catalonia.
Within the Region of Murcia, there are sharp differences between municipalities. Cartagena is the most expensive place to buy a garage, with an average price of 15,749 euros, followed by Lorca on 13,550 euros, Águilas on 13,229 euros and La Unión on 10,251 euros. At the other end of the scale, Ceutí has some of the cheapest spaces at 3,704 euros, with Puerto Lumbreras on 5,471 euros and Torre Pacheco on 5,543 euros.
Price trends also vary widely from town to town. In 2025, San Pedro del Pinatar saw garage prices jump by 35.9%, with Águilas up 26.8% and San Javier 26.1%. Increases were also registered in La Unión, Alcantarilla, Puerto Lumbreras, Ceutí, Cartagena, Murcia city and Lorca. Only Mazarrón and Molina de Segura went against the tide, with notable drops of 32.3% and 19.2% respectively.
So for drivers who are tired of feeding the parking meter, a private garage may still make sense, but it is no longer the easy, cheap solution it once was in the Region of Murcia.

Lots of their dishes are firm favourites among their many repeat customers, including chef’s specials like the Chicken Tikka Laziz, Methi Chicken and the Mustang Lamb.
They also have a ‘Menú del Día’ set menu with a choice of starters, main courses and desserts – including vegetarian options – served Monday to Saturday from just 12.95 euros.
They can also do food to takeaway and give free delivery on orders of at least 40 euros up to 5km away.
