Two Murcia towns among Spain's cheapest places to buy property in 2026
A new Fotocasa study shows homes can still be found for under €900 per square metre in parts of Murcia

Two towns in the Region of Murcia have been named among the 20 cheapest places to buy a home in Spain in 2026, according to new data from property portal Fotocasa, which shows that prices in some areas are still sitting below €900 per square metre.
The study highlights just how wide the gap has become between Spain’s major cities and more rural inland areas, where buyers are increasingly turning as urban prices continue to climb and competition for properties remains intense.
Fotocasa pointed out that finding a home has become far more complicated in recent years, with buyers often having to move quickly to secure viewings and make offers before other interested parties step in. Limited supply and strong demand have pushed both new build and resale prices higher across much of the country, leaving many people rethinking what they want from a property.
As a result, location, size and condition are often being adjusted to make home ownership more realistic, with smaller towns, village properties and renovation projects becoming more attractive options. In some cases, auctions are also being explored more frequently, as they can offer access to repossessed homes at lower prices than the open market.
Fotocasa has compiled a list of the 20 most affordable municipalities in Spain this year and two places in Murcia have made the cut, Calasparra and Cehegín.
Calasparra comes in at 11th place nationally, with prices starting at around €806 per square metre. Based on these figures, an 80 m² property would cost roughly €64,067, according to data recorded by the portal in April 2026. Fotocasa described the town as an appealing choice for those looking for an active outdoor lifestyle in a rural setting, along with a strong local cultural identity.
Cehegín also features in the ranking, placing 19th overall, with an average price of €893 per square metre. That puts the cost of an 80 m² home at around €71,457 based on the same April data. Fotocasa highlighted its historic centre, which is recognised as a Historic-Artistic Site, as well as its Mediterranean mountain climate, which brings cooler summers and green surroundings. The portal also noted that it offers a balance between everyday services and a quieter pace of life, with the feel of a small modern town combined with the calm of the Murcia north-west countryside.
